When it is recommended:
A professional home inspection is recommended for nearly every purchase, including resale homes, new construction, and 11-month builder-warranty inspections. It helps prevent unexpected repairs that can cost thousands and can even strengthen your negotiation power. According to a Porch survey of 998 homebuyers, respondents reported saving an average of $14,000 on the final price of their home by negotiating based on their inspection results.
When it is not recommended:
You might consider skipping an inspection if you’re planning a full tear-down, land-value purchase, or complete renovation where every major system will be replaced anyway.
A home inspection is a limited, visual, non-invasive check from roof to foundation. This includes major systems like the structure, roof, electrical, plumbing, HVAC, attic/insulation, interiors, doors/windows, etc.. It’s not code enforcement, invasive testing, or a warranty. If something needs deeper analysis, we’ll recommend the right specialist.
Condos & Townhomes:
We inspect everything that belongs to you — the unit interior, including mechanical systems, plumbing fixtures, electrical components, appliances, and interior finishes.Common areas such as the roof, exterior, structure, and shared grounds usually fall under the HOA’s responsibility. While those aren’t part of the unit inspection, we’ll still note any visible concerns so you can bring them up with the association or management.
Multi-Unit Properties:
Inspections start with duplex-level pricing, and each additional unit in the same structure adds $250.
Reports can be delivered unit-by-unit, keeping maintenance items and tenant issues clearly separated. This makes it easy to plan repairs, budgets, or negotiations without confusion.
Not every home needs extra testing — but certain conditions make them worthwhile. Older homes or properties with specific risk factors can benefit from additional evaluations such as:
• Sewer Scope: Recommended for older homes, slow drains, or large trees near the line.
• Radon Test: Common across much of Colorado; helps identify elevated indoor radon levels before you move in.
• Mold or Air Quality Testing: Useful when there are musty odors, past water damage, or visible growth concerns.
• Infrared (Thermal) Scan: Helps detect hidden moisture, insulation gaps, or electrical hotspots not visible to the eye.Not sure what’s needed yet? You don’t have to decide now — if we see potential concerns during the inspection, you can always add testing afterward.
Our goal is to protect you from surprises, not sell you extras.
